Glossy brochures, celebrity endorsements, and social media ads for an unapproved housing project.

Site Visit Staging

A model home or office is staged to impress. The actual land may not even be owned by the developer.

Rush Payment

Pressure to pay immediately — "Limited plots left!" "Price increases tomorrow!" Cash payments preferred.

File System Fraud

You receive a "file" or allocation letter instead of a registered deed. No legal standing if the project fails.

Money Lost

The developer disappears, the project stalls, or the authority declares the society illegal. Your money is gone.

Guaranteed Returns Promises

No legitimate investment can guarantee fixed returns. If someone promises guaranteed high returns, it's a major red flag.

"Invest PKR 100,000 and get PKR 150,000 back in 3 months — guaranteed!"

Pressure to Invest Quickly

Scammers create urgency to prevent you from doing due diligence. Limited-time offers and 'last chance' pressure are common tactics.

"Only 5 plots left at this price — book today or lose this opportunity forever!"

No SECP Registration

Any company collecting investment from the public must be registered with SECP. Operating without registration is illegal.

"We don't need SECP registration — we operate under a different model."

Returns Above Market Rate

If promised returns significantly exceed bank rates, government securities, or stock market averages, something is wrong.

"Our scheme gives 5% monthly returns — that's 60% per year, much better than banks!"

No Physical Office or Address

Legitimate businesses have physical offices. If a company only operates through WhatsApp, social media, or a website with no verifiable address, be cautious.

"Our operations are fully online — we don't need an office to save you costs!"
